Fixing a leaky pipe can be a costly, extensive job, especially if you don’t know what caused it. Fortunately our careful inspection skills and advanced technology means we can help our clients avoid high costs and a lengthy repair time.

Such was the case with Pauline of Rostrevor, who needed our help with a mystery water drip.

How we discovered the cause of a water leak through a ceiling fan

A Loss Adjustor called us to Pauline’s home in Rostrevor, Adelaide, to inspect a water drip through her downstairs ceiling fan. The cause of the leak wasn’t clear, but by talking through the problem with Pauline, we discovered a related blocked drain in the bathroom above the leak.

We then checked the drains with our CCTV equipment and discovered a tree root obstruction in the stack (vertical sewer pipe connecting the downstairs and upstairs wet areas), which was located behind the laundry cupboard.

While insurance wouldn’t cover the repair and restoration, Pauline was pleased with our initial work and so requested we carry out the repairs needed.

Our drain repair process: Solving the water leak and preventing re-occurrence

With the clear cause uncovered, we were able to create a plan for a permanent solution.

  1. We cleaned the drain with our hydro-jet to accurately locate the break. We then found that the pipe had sheared at the base of the stack in the concrete floor behind the laundry cupboard and vanity.
  2. Due to the location of the problem, some excavation and repairs were needed. For the safety and comfort of our client, we used a battery-operated concrete saw to eliminate exhaust fumes from the house and used dust extractor fans to remove the concrete dust.
  3. Once we repaired the drain, we included fittings that would allow the drain to expand and contract and prevent the problem from reoccurring.
  4. We re-installed the laundry and vanity cupboards and patched the floor tiles that we removed to finish the job. We also ensured that all cabinet tops and joints were resealed with colour matched silicone.

When a construction crew takes a short cut during the building process, homeowners may run into costly problems down the line.

This recently happened to Barry and Pam of Glenalta, who were left unable to use their sink when their sewerage pipes rusted away. Fortunately, we were able to solve the issue and find them a permanent solution.

How we fixed shoddy sewerage pipes

Barry and Pam have a beautiful home, but during construction, a concreter took a shortcut. When building a landing with steps to cover the home’s three-foot drop, the sewerage pipes were cemented into the landing instead of being raised to an appropriate level.

Over time, the sewerage pipes rusted away and the dirt beneath the steps started to fall back under the pipe. This damage to the pipes left the couple unable to use their kitchen sink.

Barry and Pam called demolishers to remove the steps, landing and railing, then called Adam Plumbing in to tackle the drain repair.

How we repaired the drain

Not being able to use your kitchen sink is a major problem. That’s why we visited their home to begin work as soon as possible.

Before we could get the kitchen sink running again, we needed to locate all the pipes that would need replacing. Taking some extra time on this step is vital to save money and prevent more plumbing problems down the line.

Once we had located the pipes, we replaced the breather pipe and drain connected to the sewerage. Additionally, we brought in our own sand to backfill the pipes where the dirt had fallen away.

How we stopped a mysterious leak from becoming a $50,000 job

Leaking pipes that are hard to find can quickly become a very messy and expensive excavation job. With thorough investigations, good communication and a bit of lateral thinking, we are usually able to help our clients avoid this scenario.

Such was the case when our client in an apartment block wasn’t getting water, and had a leak somewhere between the meter and her apartment. The problem was, there was no visible sign of the leak and there was 80 metres of pattern paved concrete driveway between her and the water meter. It would be hugely expensive and inconvenient to start ripping this up to go searching for the leak, so we went about it another way.

First step: investigation

As usual, our first step was to investigate the history of the property. Being at the end of the block, our client was next door to another set of identical apartments. We found out that when our clients’ apartment was built, the other set of apartments was still a vacant block of land.

We figured the plumber building our clients’ house wouldn’t have run the water supply pipe down her driveway at all, but would have done it on the then-vacant land, meaning her pipe and the leak was actually under the neighbouring strata property’s driveway.

Second step: communication and cooperation

The other strata corp had no legal obligation to fix our leak, so we had to use all our diplomacy and negotiating skills to get the two different strata managers cooperating to solve the problem. This wasn’t particularly easy, but over multiple conversations we got them both on side.

Third step: discovering where to dig

After both strata managers got information from their tenants and we made further investigations, we were able to find water pouring out a storm water connection in the neighbouring strata property’s driveway, close to where we thought the leak would be. We drilled to accurately locate the leak, jackhammer into the driveway, and patch it up. All up we pulled up about half a square metre of concrete, instead of ripping up extensive amounts of driveway.

A satisfying result for everyone

Had a plumber taken an all guns blazing approach, there would have been a massive mess of ripped up concrete, and they probably would have somewhat defaced the apartments running a supply pipe down the wall.

Instead, we put our effort into conversations and problem solving. It took a couple of weeks of investigating, but we were able to fix the leak and have the small patch of driveway replaced, much to the relief of our client, the strata managers, and the neighbouring strata corp.

An ongoing plumbing problem? We fixed it permanently

If there’s a problem that happens over and over again, all too often plumbers will just fix the symptom of the issue, instead of bothering to address the underlying cause.

One example was in a building managed by the dedicated property managers at Qattro, who called us out for a blocked toilet. When we asked about the history of the problem – as we always do – we discovered the same toilet was blocking every three months – an ongoing inconvenience to tenants and expense for the landlord. From this information, we knew there was actually a problem with the way the toilet had been installed.

A thorough investigation

We put our CCTV camera through the drain to see what was going on, and discovered the pan rubber hadn’t been installed properly and paper being flushed was catching on it. This meant any slight intrusion into the waste system would block it after a couple of flushes.

An easy and permanent fix

We simply pulled the pan apart and put the pan rubber back into place. 18 months on, the toilet has never blocked, and we’re saving the landlord around $800 a year not having to get it continuously unblocked.
